UK-based property specialist PEX Software has launched the new web-based accommodation management system to serve private rented, build-to-rent property portfolios.

Said to be the first of its kind in the UK, the launch follows a pilot project at Thames Valley Housing Association’s ‘Fizzy Living’ and the system is expected to boost gross rental income by 15%, reduce management costs by 10%, while increasing net income yield by 2%.

PEX managing director Philip Evans said that the company has developed its application in response to demand from build-to-rent institutional investors now returning to the market, plus an estimated 150 housing associations targeting private rental income for reinvestment in affordable housing.

"We believe that both groups will welcome a new, technology-enabled business model that given successful branding can boost gross rental income by up to 15%, lower management costs by up to 10% , increase net income yield by 2% and deliver a new and better, online tenant experience," Evans said.

The new platform assists tenants in logging into their PEX customer portal and complete – as well as renew – their tenancies online, request any repair and receive a unified and automated online landlord response.

In addition, the platform offers users instant online (Intranet) access to services such as telephone and TV, film and broadband, while it also allows bundling furniture packs and utilities with the accommodation package, as well as links to local business services.

"Many housing associations are poorly served by inflexible and sometimes outdated housing management systems." Evans said.

"Our web based software service will be attractive to those keen to access solutions for their new build-to-rent portfolios which easily interface with their legacy systems and can be deployed quickly and cost effectively".

According to the firm, the PEX solution can run together with and interface with any existing housing management and finance system.
